Climate change is becoming an increasing concern, both in the UK and worldwide.
The EPC can be traced back to the Kyoto Protocol which was a worldwide initiative started in 1997 to address the issue of Greenhouse gases and since then the European Union have formulated the European Directive for the Energy Performance of Buildings, which applies to all member states, with a clearly defined timetable of the measures we must introduce to reduce CO2 emissions.
In the light of these concerns, the Government has committed to a target of a 60% reduction in carbon dioxide emissions by 2050. In the UK , buildings are the biggest culprit of CO2 omissions with the domestic home contributing to a third of all CO2 emissions.
The Energy Performance Certificate (EPC) gives homeowners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G', where 'A' is the most efficient and G is the least efficient.
EPC's are produced using standardised methods using some common assumptions, so that the energy efficiency of one building can easily be compared with another.
This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and carbon emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.
An EPC is always accompanied by a recommendation report that lists cost effective and other measures (such as low and zero carbon generating systems) to improve the energy rating of the building. The certificate is also accompanied by information about the rating that could be achieved if all the recommendations were implemented.
