Home Information Packs

HIPs are no longer needed in the UK.

From the 21st May 2010 the requirement to have a Home Information Pack in place before you can market a property has been suspended.

But, you do need an EPC (Energy Performance Certificate) - or at least you need to have 'commissioned' one and it needs to arrive within 28 days of you placing your property on the market - see Residential EPCs.

In brief the pack contains:

  • An index (i.e. a list of the contents of the HIP)
  • A sale statement (summarising the terms of sale)
  • Evidence of title
  • Standard searches (i.e. local authority enquiries and a drainage and water)
  • An Energy Performance Certificate (EPC)
  • Sustainability information (required for newly built homes only
  • A copy of the lease (where appropriate)
