From the 1st October 2008 landlords have been required to provide an EPC to any potential tenant before an agreement is signed.
Existing tenancy agreements before this date do not require the landlord to produce an EPC.
If at a later date the tenant changes an EPC will be required.
Once the property has an EPC it is valid for 10 years and there is no need to update it for new tenants.
The FULL EPC must be available for any home, free of charge, to a prospective tenant at the earliest opportunity and in any event where any of the following apply:
